The Boulevard Decides How Your Remodel Gets Permitted
Sherman Oaks is two building environments sharing one name. North of Ventura Boulevard the lots run flat and regular, and a kitchen or bathroom remodel is mostly a question of what is inside the walls. South of it the ground climbs into the Santa Monica Mountains, and the same scope of work picks up hillside rules, access limits and structural questions the flats never raise. Both halves sit in the City of Los Angeles, so LADBS permits both. They are still not the same project, and nobody should price them as if they were.

Bathroom Remodeling in Sherman Oaks
Fixtures do not set a bathroom budget. Whether the plumbing moves does. Around Los Angeles a typical bathroom remodel runs about $20,124, and most homeowners land between $13,185 and $27,072. Split it by scope and the picture gets sharper. A minor remodel runs $5,274 to $19,488. A partial remodel runs $20,308 to $48,726. A full remodel runs $51,685 to $153,203. Labor takes roughly 40 to 60 percent of the total.
Leave the toilet, sink and shower drain where they are and you skip the plumbing rough-in almost entirely. Move the shower to the opposite wall and you are cutting slab or opening a crawl space to rerun drain lines at the right fall, and the project changes category. That one decision, made on the floor plan long before anyone files for a permit, does more to your budget than any fixture you pick.

Kitchen Remodeling in Sherman Oaks
The most requested change in this part of the Valley is opening the kitchen to the living room. On the post-war ranch houses north of the boulevard, that wall is very often carrying load. Replacing it takes a beam, posts running down to the foundation, and stamped calculations before the city approves anything. That is the difference between a counter permit and a plan check with engineering attached.
Understand that distinction before you commit to a layout. South of the Boulevard: What Changes
On the hillside side of Sherman Oaks the same remodel comes with extra questions. Access is tighter, which changes how material reaches the site and what it costs to get there. Existing foundations are often stepped or sitting on caissons, so anything that adds load has to be checked against what is actually underneath. That includes a wider opening, a heavier finish, or a second story down the road. Older hillside houses also tend to carry the cripple-wall and unbolted-mudsill conditions a seismic retrofit fixes, and a remodel is the cheapest time to deal with them, because the walls are already open.
None of this makes a hillside remodel a bad idea. It makes it a project you survey and engineer before you budget it, not after.
