This project at Pershing Drive, Playa Del Rey transformed an existing two-story multi-family residence into a fully updated property through a major interior remodel and ground-floor ADU conversion — designed, permitted, and built by YD Group from start to finish.

The upper unit received a full kitchen and bathroom renovation, a new skylight, window relocation, and a striking open-ceiling conversion in the living room supported by a new structural beam. The walk-in closet was reconfigured, and the entry stair was rebuilt to improve access and circulation. HVAC units were relocated to the roof with structural reinforcement of the existing rafters. The result is a bright, comfortable living space designed for everyday use — functional, well-organized, and filled with natural light.

At the ground level, an existing crawlspace was converted into a 530 sq. ft. one-bedroom ADU with a private entry, open kitchen and living area, and dedicated storage — requiring exterior wall underpinning, new foundation work, and a separate retaining wall permit. Compact but thoughtfully laid out, the ADU offers everything needed for comfortable independent living. New permeable pavement was added to meet city stormwater requirements.

YD Group managed the full scope — architectural design, structural coordination, LADBS permitting, and construction — across multiple permit packages, delivering a fully approved and move-in ready multi-family property in Playa Del Rey, Los Angeles.
